UK holiday-let owner launches Bookrail, a new AI booking technology designed to reduce reliance on online travel agencies

Fife, Scotland, August 2026 – A new Scottish travel technology platform aims to help independent holiday-let owners take direct bookings as artificial intelligence begins to change how travellers search for accommodation.

Bookrail, developed in Fife, enables AI assistants such as ChatGPT and Claude to check live availability, calculate accurate prices and submit booking requests directly to holiday-let owners, without sending guests through traditional online travel agencies (OTAs) or websites.

The platform is the UK's first end-to-end booking system enabled by an AI assistant while keeping the owner in complete control of every booking.

Unlike conventional booking engines, Bookrail has been designed specifically for the emerging generation of AI-powered travel assistants. Every booking request is sent directly to the owner for approval before payment is taken, with deposits processed securely through Stripe and paid straight into the owner's bank account.

For independent owners, the aim is simple: create another direct booking channel alongside Airbnb, Booking.com and Vrbo, while avoiding the commission charged on OTA bookings.

"For years we've accepted that every online booking has to pass through an intermediary," said Grant Kirkhope, founder of Bookrail and owner of Rose Cottage near St Andrews.

"But the way people discover and book places to stay is changing. Instead of searching websites, they're increasingly asking AI assistants for recommendations.

We wanted to make sure that when AI becomes part of the booking journey, independent owners have a way for guests to book directly with them, not automatically through another platform."

Bookrail was developed after Kirkhope rebuilt the booking system for his own holiday let, Rose Cottage in Fife. Drawing on his experience in the property sector and a passion for automation, he created a platform that brings together live pricing, calendar synchronisation, owner approval and secure online payments in a booking flow designed to work seamlessly with AI assistants.

The result is a direct booking system that gives owners greater control over guest relationships while reducing the cost of accepting online bookings.

A typical £1,365 booking made through an OTA can incur between £205 and £273 in commission. Using Bookrail, the only transaction cost is Stripe's payment processing fee on the guest deposit.
Bookrail is initially launching with a founding group of independent holiday-let owners across Fife, including the East Neuk and St Andrews area, before expanding more widely across the UK.

As AI continues to reshape online search and travel planning, Bookrail believes direct booking technology will become an increasingly important part of the independent accommodation sector.

"Airbnb transformed the app era," Kirkhope added. "The next phase of travel will be shaped by AI assistants. Independent owners deserve the tools to benefit from that shift rather than becoming even more dependent on aggregators."
