The site is an established and safeguarded employment area within the Fife Council Local Development Plan (FIFEplan). It occupies a strategic location on the Forth and is an asset that the local community and stakeholders identified as a priority for reuse, redevelopment or enhancement within the 2017 Kincardine Charrette.
The site is a previously developed location and has excellent transport links, with the A977 and Alloa to Longannet rail line being immediately adjacent. it is also within close proximity to Kincardine village centre and is visible on approaches to the Kincardine and Clackmannanshire bridges, respectively.
In implementing the agreed Longannet Task Force Economic Recovery Action Plan, between 2015 and 2018, the former Kincardine Power Station was identified as a prospective location to accommodate business and economic needs for the subregion.
This was articulated in a marketing prospectus prepared at that time which identified the site as being within a "unique location...offering a highly skilled workforce and internationally renowned industrial heritage..." The vision at that time, as now, was to support the economic growth and transition of a locale with "...a proven track record in delivery of excellence with a focus to grow for future generations..."
